We invite you to become part of the official rental program of Solesta which provides a standardized level of service for all owners and guests of Solesta.


The program standardizes the experience of all users to offer 5-star services.

By participating in the Rental Program, you participate in a program of low costs and transparency to the interests of Solesta Owners.

Bohari Rentals increases the value of the rentals, frequency, cost efficiency and thus a greater property value.

The program looks to deliver an unforgettable experience.

Solesta Rental Program

Is a program for owners looking to rent their residences and homes for the short term. The program is managed by Bohari Rentals. The program gives its participants the opportunity to generate income from rents in an equitable & transparent manner, with fiscal compliance and without administrative problems or concerns.

We are the only rental management company that has a dedicated sales force in NYC.

We are the only rental management company that who’s staff is entirely made up of Hotel professionals.

Rate parity to ensure the highest rate on site.

Collect VAT and Occupancy Taxes on your behalf (not behave).

Owner Selection of where and how to receive funds.

Payment of local services and HOA dues on your behalf

BENEFITS FOR THE OWNERS

You unit will be promoted through the main online vacation rental platforms such as Booking, Expedia, AirB&B, etc, and as well as travel agencies.

HOUSEKEEPING SERVICES FOR OWNERS & RENTAL GUESTS

Property Manager will provide the following housekeeping services to Rental Guests at no additional cost to the Client:

DAILY HOUSEKEEPING

Kitchen

Dishes in dishwasher, clean counters (spills and crumbs), sweep floors, replace supplies (garbage bags, dish soap, paper towels,).

Dining Room

Dust all surfaces, vacuum, clean, and straighten up.

Living Room

Dust all surfaces, check the sofa bed, and straighten furnishings, vacuum, clean, and straighten up.

Bathrooms

Clean up the tub, shower, toilet, mirror, and sink areas. Replace towels, bathmat, and guest amenities as needed (tissue, toilet paper, soap, lotion, shampoo, an conditioner).

Bedrooms

Dust, vacuum, wipe mirrors, change bed linens and make beds.

Patio

Wipe down all patio furniture, sweep and mop deck, and clean inside of windows.

General

Empty trash containers and remove all trash from Unit.

TURNDOWN SERVICES

Bedrooms

Pick up, straighten, and organize, turn down beds and place a special amenity on bed, and empty trash.

Bathrooms

Change all used towels as needed, replace amenities as necessary, empty trash, and wipe down vanity areas and tub and shower.

Living Room

Straighten up and empty trash.

Kitchen

Light clean-up, organize, and empty trash.

DEPARTURE CLEANING

Kitchen

Clean appliances, wipe down counters, cabinets, and cupboards, mop and clean floors, clean sink, remove all leftover food.

Dining Room

Dust light fixtures, clean dining table, vacuum.

Living Room

Clean windows and tracks, remove chair cushions and sofa cushions and clean, and make up sofa bed, vacuum, wipe all surfaces of coffee table, end tables, hutch, and mantle.

Bathrooms

Wipe surfaces, clean mirror, and underneath cabinet, mop floor, clean toilet, shower, bathtub, replace towels and amenities.

Bedrooms

Clean and vacuum, change linen, remove any items left behind, wipe out drawers, clean windows, sills, blinds, and tracks, and wipe down surfaces of desk and night stands.

General

Check for required maintenance, straighten all furniture and decorative items and collect personal items left behind.

BASIC REQUIREMENTS BY UNIT

Each unit that participates in the Rental Pool must have:

Minimum 40-inch television per room

High speed internet (500mg)

Sky, Cable, or Internet TV

Kitchen Equipment

We will make Rental Pool packages for units to acquire standardized equipment to operate efficiently:

Bed Sheets & Towels

Initial pre stock of bathroom amenities

EXTERNAL COMMISSIONS

  • Credit Card Commisions

SOLESTA RENTAL PROGRAM

  • 25% Of Gross Rental Revenue
  • Refund Of PM Fee If:
  • 270 Days Of Rental Usage
  • Only 20% Of Usage Can Be Holiday Periods

OWNER COSTS

The owner will be responsible for paying the expenses associated with:

Condominium expenses.

Expenses for additional services.

All utilitarian expenses, including but not limited to: Electric, Telephone, Cable or Sky, Gas, Internet, Water, Drainage and Fumigation Expenses.

Any expenses affiliated with the maintenance of the pool such as and not limited to: water, cleaning, chemicals.
